British homebuilder Vistry has started cutting jobs as part of a restructuring, as it focuses on reducing debt and returning to profitability amid persistent weak demand and affordability pressures. The company confirmed the move in a trading update on Thursday 5 November 2026, but did not disclose how many jobs would be affected.

Chief executive Adam Daniels, who took over in the spring, said the company had begun the difficult but necessary process of reducing headcount and restructuring its operating regions from 25 to 12. The managing directors and management teams for the 12 regions have been confirmed, and the new structure will be in place and operational from January 2027. The restructuring is set to deliver £50 million of annual savings in the 2026-27 financial year.

Debt reduction is the priority

Vistry, the UK's biggest affordable homebuilder, has also started the process to refinance its £900 million term loan and revolving credit facility. It aims to reduce average daily net debt to about £500 million by fiscal 2027, below £400 million in 2028, and about £300 million by 2029. Average daily net debt in the second half of this year is expected to be around £800 million.

The group's forward order book stands at £3.1 billion, and early funding under the Social and Affordable Homes Programme has slightly mitigated weakness in open-market demand, although some partnership completions have slipped into the fourth quarter. Vistry set out its restructuring plans in September, when it revealed a £661.3 million pre-tax first-half loss, and said it would focus on its highest-performing teams and future investment in the North, the Midlands and the West. Daniels said the company was seeing benefits from its commercial initiatives, but that current trading continued to reflect a challenging open-market backdrop.
